Construction projects in Alanya remain unfinished! Tensions are rising
The Alanya Representative of the Chamber of Civil Engineers, Emrah Yılmaz, made a statement noting an increase in complaints between landowners and contractors.
Tensions between landowners and contractors in Alanya are rising. Landowners have begun complaining that they cannot reach contractors they have agreements with, their construction projects remain unfinished, and rental payments are not being made.
Regarding the increasing complaints, Emrah Yılmaz, the Alanya Representative of the Chamber of Civil Engineers, issued the following statement:
"With the worsening situation in Alanya's construction sector, complaints from landowners about contractors have increased. Landowners complain that construction is incomplete, they cannot reach contractors, or contractors fail to fulfill the conditions outlined in the contract.
Contractors demand money to terminate the contract. Construction is delayed, and they owe rent payments but do not pay. We have filed legal cases, but due to the lack of assets registered under the contractor's name, we cannot recover anything. What should we do?
If contractors lack assets (as they often hide them), nothing can be collected through legal enforcement. Contractual conditions like rent payments or delay penalties become meaningless. When the matter goes to court, landowners are forced to pay for the contractor's incurred expenses.

What should be done? As the saying goes, "Words fly away, but written remains." This proverb does not apply to construction agreements for land shares. Do not sign contracts with contractors you do not trust or know personally.
If you want to secure yourself, request a bank guarantee. Ensure the contract explicitly specifies conditions under which the guarantee can be claimed. Contractors must know that failure to comply with the terms will result in forfeiture of their guarantee. Always sign contracts with the assistance of a lawyer and experienced engineers and architects you trust.

Do not deceive yourself by signing a contract with an unfamiliar contractor just because they offer 3-5% more. Even if you include penalty clauses for non-compliance, you will not achieve anything.
Court cases take 3-5 years, you will lose your peace of mind and health, and you will incur financial losses as well. Contracting is a challenging profession, but unfortunately, anyone can officially become a contractor. The first crisis always reveals unreliable contractors.
Landowners must support well-intentioned contractors during this difficult time. If you approach a well-meaning contractor with distrust, it can lead to conflict, and you may end up spending 3-5 years in court.

My advice to project designers and real estate agents: Everyone works to make money, but do not push contractors or landowners into signing unfavorable agreements just to earn profits. If necessary, prevent them from signing. Continuity in business is essential. If one party is satisfied and the other is not, continuity is disrupted, and everyone loses."
