Foreign housing sales in Alanya have decreased! Here are TÜİK's 2024 data
In 2024, property sales to foreigners decreased nationwide and in Alanya. Compared to the previous year, sales fell by 32.1%, totaling 23,781 transactions.

Sales of property to foreigners dropped by 32.1% in 2024 compared to the previous year, amounting to 23,781 transactions. This represents 1.6% of total property sales.

RUSSIAN CITIZENS IN FIRST PLACE
In 2024, Russian Federation citizens purchased the most properties in Turkey among foreigners. Russians acquired a total of 4,867 properties, followed by citizens of Iran (2,166) and Ukraine (1,631). Russians also ranked first in December.
GENERAL PROPERTY SALES INCREASED
Cities with the highest number of property sales:
Istanbul: 239,213
Ankara: 134,046
Izmir: 80,398
The provinces with the least number of sales were Ardahan (755), Hakkari (958), and Bayburt (999).
SIGNIFICANT GROWTH IN DECEMBER
In December 2024, a total of 212,637 properties were sold across Turkey, representing a 53.4% increase compared to the same month of the previous year. Both primary and secondary property sales saw significant increases.
MORTGAGE PROPERTY SALES INCREASE
In December, mortgage property sales rose by 285.3%, reaching 23,277 transactions. However, annual mortgage sales fell by 10.8%, totaling 158,486 transactions. Mortgaged sales accounted for 10.7% of total property sales in 2024.
PRIMARY AND SECONDARY PROPERTY SALES
Primary property sales increased by 27.6% in 2024 compared to the previous year, reaching 484,461 transactions. Their share of total sales was 32.8%.
Secondary property sales rose by 17.4%, amounting to 993,564 transactions for the year. Notably, in December, secondary sales increased by 55.7%, totaling 136,008 transactions.
In December, sales of other properties rose by 42.9%, reaching 189,360 transactions. Annually, this figure increased by 25.9%, amounting to 1,319,539 transactions.
