New Regulations for Tourist Rental Homes in Alanya

The preference of tourists to rent homes daily instead of staying in luxury hotels has led to significant changes in tourism centers such as Antalya and Alanya. The Ministry of Culture and Tourism aims to reduce the negative effects in the sector by introducing new regulations for tourism-related housing rentals.

In recent years, tourists have started to prefer daily rental homes as a more economical and free option, instead of the all-inclusive system in luxury hotels, which has led to fundamental changes in the tourism sector. Particularly in popular tourist regions such as Antalya and Alanya, there has been a significant increase in the number of daily rental homes. However, this increase has begun to threaten rather than support the tourism sector.

New Regulation: Permit Requirement The Ministry of Culture and Tourism has introduced new regulations for tourism-related home rentals starting January 1, 2024. According to these regulations, homeowners wishing to rent their properties for tourism purposes are required to obtain a permit. Homeowners without a permit will face high administrative fines. As of the first year, the number of homes with a permit across Turkey has reached 22,939, with a significant increase also observed in Alanya.

Side Effects of the Spread of Rental Homes

In tourist areas such as Alanya, the rapid spread of daily rental homes has led to rising housing prices and a decrease in the availability of rental homes. This situation has caused negative consequences for both local residents and tourists. Moreover, the uncontrolled increase in homes used for tourism purposes has started to lower hotel occupancy rates and harm the sector. Unauthorized renting has also led to irregularities in the real estate market.

Increased Inspections

With the new regulations, teams consisting of law enforcement and Ministry of Culture and Tourism officials have been established to inspect whether rental properties have the required permits. Rental listings on the internet are being closely examined to prevent unauthorized activities. This aims to address irregularities in the sector.
