Date set: "Credit interest rates will drop to 1%"

The Central Bank started the process of reducing interest rates in December. After the Central Bank began lowering rates, many citizens are following the reduction in bank credit interest rates.
Will mortgage rates drop? Millions of people wanting to buy homes are looking for the answer to this question. The Central Bank started the interest rate reduction process, but mortgage rates have not fallen below 2.79%. For those wondering if there will be a reduction in mortgage interest rates, banking sources have provided explanations. According to them, it is difficult for mortgage interest rates to drop below 2.5% until inflation and interest rates decrease sufficiently. There is an opinion that a reduction of only 20 basis points is possible.
Will mortgage rates decrease?
According to Ekonomim, if the Central Bank's inflation forecasts for the end of the year are accurate, and inflation is likely to drop to low double digits in the second half of 2026, mortgage rates could fall below 1%. However, before that, campaigns led by public banks may bring the rate down to the 1% level.
Special campaigns may be organized
Banking sector sources believe that without the key interest rate reaching a certain level, it will be difficult for credit interest rates to fall below 2.5%. They also mentioned that special campaigns might be organized, but these campaigns will not be accessible to everyone, and a little more time will be needed for widespread usage.
2025 will not be difficult for the real estate sector!
Real estate sector experts expect supply to approach demand in 2025. Sector representative Cansel Turgut Yazıcı stated that in 2024, due to the difficulty of accessing mortgage loans, buyers and sellers became more distant from each other.
Yazıcı, noting that 120,000 homes are sold monthly in Turkey, said: "2025 will not be a difficult year. The volume of mortgage loans increased by about 12% in 2024, and if interest rates decrease this year, we expect it to rise even more."
