One of the topics on the agenda of the citizens in Alanya is the site fees for 2025. The rate increases in Istanbul have become an important cost item for residents in the region. While site fees across Turkey have increased by an average of 45%, in some areas of Alanya, this rate has risen to as much as 60%.

When the site fees for 2025 are being determined, the figures that became clear through the general assemblies show that the fee increases have surpassed inflation. According to analyses conducted nationwide, the average increase in site fees has been around 45%, with some areas experiencing increases ranging from 60% to 75%.

According to research by TSKB Real Estate Valuation, the main reasons for the fee increases are rising energy costs and increasing management expenses. Especially, the rise in the minimum wage has directly affected the budgets of site managements and has been reflected in the fees.

TSKB Real Estate Valuation Assistant General Manager Ozan Kolcuoğlu pointed out that in large sites, the fees have become a serious burden, stating, "When we look at the 2025 fee increases, we see an increase beyond inflation. The biggest reasons for this are the rise in energy costs and management expenses."

RECORD LEVEL REACHED IN ALANYA

Especially in areas like Mahmutlar, Kargıcak, and Oba, where luxury sites are located, it is reported that the site fees are approaching rental prices. It is stated that in some large residential projects, the fees have reached up to 5,000 TL, and significant increases have also been observed in sites in the city center. While site residents express their reactions to the increasing fees, many people are demanding that the managements explain these costs more transparently, as they are putting a strain on their budgets.
