Massive hike in site maintenance fees! It sparked backlash in Alanya as well... The numbers are alarming

One of the main topics on the agenda for Alanya residents is the 2025 site maintenance fees for residential complexes. The hike in fees seen in Istanbul has also become a significant financial burden for residents in Alanya. While the average increase across Turkey is around 45%, in some parts of Alanya, the rise has reached as high as 60%.
As the 2025 fees were set through general assemblies held at residential sites, the finalized figures show that increases have surpassed the inflation rate. Nationwide analyses indicate that while the average increase stands at 45%, some regions have seen hikes ranging from 60% to 75%.
According to a study conducted by TSKB Real Estate Appraisal, the main reasons behind the fee hikes are rising energy costs and increasing administrative expenses. The increase in the minimum wage has particularly impacted site management budgets and has been directly reflected in the maintenance fees.
Ozan Kolcuoğlu, Deputy General Manager of TSKB Real Estate Appraisal, stated that for large-scale complexes, the burden has become significant:
"When we look at the 2025 maintenance fee increases, we see a rise above the inflation rate. The main drivers are energy costs and management expenses."
RECORD LEVELS IN ALANYA
In districts like Mahmutlar, Kargıcak, and Oba, which are known for luxury residential complexes, maintenance fees are said to have reached rental price levels. In some large housing projects, monthly fees have reached 5,000 TRY, and a noticeable increase has also been seen in complexes in the city center.
Residents have voiced their reactions to the rising fees, with many demanding greater transparency from site management regarding the expenses that are putting pressure on their personal budgets.
